NOTICE OF PUBLIC HEARING
PROPOSED VARIANCE
Notice is hereby given that the Board of Zoning Appeals of the County of Porter, Indiana, will hold a public hearing on the 18th of August, 2010 at 6:30 p.m. in the Porter County Administration Center, 155 Indiana Avenue, Suite 205, Valparaiso, Indiana to consider the petition of Roy and Diana Pratt, 447 E. U.S. Hwy 6, Valparaiso, seeking a Variance from the Unified Development Ordinance: Section 5.04 AS-01 Accessory Structure; General – (F) Placement; to construct a 24 ft by 30 ft detached garage in the front yard of a residence, in a Rural Residential District, on a parcel located on the following described property:
DESCRIPTION
The East 1/2 of the South 35 acres of the East 1/2 of the Southwest 1/4 of Section 22, Township 36 North, Range 5 West of the Second Principal Meridian, in Porter County, Indiana, except the South 32 rods of the West 10 rods thereof, and except the West 220 feet as measured along the North line of said parcel, also excepting a parcel of land in the East Half of the Southeast Quarter of the Southwest Quarter of Section 22, Township 36 North, Range 5 West of the Second Principal Meridian in Porter County, Indiana. More particularly described as:  Commencing at the Southeast corner of the Southwest Quarter of Section 22; thence North 87 degrees 36 minutes 11 seconds West along the South line of the Southwest Quarter, 447.00 feet to the point of beginning, said point being 215.00 feet East of the West line of the East Half of the Southeast Quarter of the Southwest Quarter; thence continuing North 87 degrees 36 minutes 11 seconds West along said South line of the Southwest Quarter, 50.00 feet; thence North 00 degrees 05 minutes 55 seconds East, and parallel with the West line of the East Half of the Southeast Quarter of the Southwest Quarter 528.00 feet; thence North 87 degrees 36 minutes 11 seconds West and parallel with the South line of the Southwest Quarter, 165.00 feet to the West line of the East Half of the Southeast Quarter of the Southwest Quarter; thence North 00 degrees 05 minutes 55 seconds East along said West line of the East Half of the Southeast Quarter of the Southwest Quarter, 624.52 feet to the North line of the South 35 acres of the East Half of the Southwest Quarter; thence South 87 degrees 36 minutes 11 seconds East along the North line of said 35 acres, 215.00 feet; thence South 00 degrees 05 minutes 55 seconds West and parallel with the West line of the East Half of the Southeast Quarter of the Southwest Quarter, 1152.52 feet to the point of beginning, AND ALSO EXCEPTING a parcel of land in the East Half of the Southeast Quarter of the Southwest Quarter of Section 22, Township 36 North, Range 5 West of the Second Principal Meridian more particularly described as follows: Commencing at the Southeast corner of the Southwest Quarter of  Section 22; thence North 87 degrees 36 minutes 11 seconds West along the South line of the Southwest Quarter 350 feet to the point of beginning said point being 312 feet East of the West line of the East Half of the Southeast Quarter of the Southwest Quarter; thence North 00 degrees 05 minutes 55 seconds East and parallel with the West line of the East Half of the Southeast Quarter of the Southwest Quarter 800 feet; thence South 87 degrees 36 minutes 11 seconds East parallel with the South line of the Southwest Quarter 350 feet to the East line of the Southwest Quarter; thence North 00 degrees 05 minutes 38 seconds East and along the East line of the Southwest Quarter a distance of 352.53 feet; thence North 87 degrees 36 minutes 11 seconds West 446.91 feet; thence South 00 degrees 55 minutes 05 seconds West 1152.52 feet to the point of beginning.
GENERAL LOCATION: A parcel of land located at 447 E. U.S. Hwy 6, in Jackson Township, Porter County, Indiana.
Written suggestions to said proposed Use Variance may be filed with the Executive Director of the Porter County Plan Commission before such public hearing and/or verbal statements relating thereto will be heard at the above-designated time and place. A copy of the file is available for public view at the Plan Commission office.
