Tuesday the Burns Harbor Advisory Plan Commission is being asked to consider
concept review of a 9.72-acre development that would have a total of 60
single-family attached residences in single-story paired patio homes.
The site is the northwest corner of Domon Lane and U.S. 20 west of State Road
149. The area is zoned for single-family residences and is bounded by The
Village subdivision to the west, undeveloped land to the north, to the east
by several businesses and to the south by U.S. 20.
The commission meeting begins at 7 p.m. at the town hall, 1240 N. Boo Rd. The
petition of Robert L. Lewis is the only business. His project is the first in
town to be submitted as a planned unit development or PUD following adoption
earlier this year of an ordinance allowing them. Previously, developments
that varied from town code had to have variances granted by the Board of
Zoning Appeals first.
Under a PUD the Plan Commission and developer can negotiate such variances.
Lewis is requesting reducing the front, rear and side-yard setbacks, reducing
the lot width to almost half, reducing the single-family lot size from 9,600
square feet to 2,800 square feet, and increasing the maximum allowed dwelling
units from three per acre to 6.5 or a density of 13 lots per acre.
One 0.61-acre outlot facing U.S. 20 is listed as an undetermined commercial
use.
Tuesday's meeting is an opportunity for the commission to review and make
suggestions regarding Lewis' proposed PUD. If in order a public hearing on
the primary plat would be set. Secondary plat approval also is required. A
final decision on the PUD, which is a zoning change, is up to the Town
Council.
