Porter County approves site plan for assisted living center

Construction of the 90,000 sq. ft. Journey Senior Living of Valparaiso is expected to begin shortly, its developers said after the Porter County Plan Commission voted 7-0 in favor of the centerís site plan on Wednesday.

Representatives from The Argent Group and architect Branyo Dvorak said the approximately 50-foot tall building will have 24 units on the first story specifically for memory care and the upper three levels will consist of 76 units for assisted living.

There will be a center courtyard and the building will have a kitchen and lounge area. The parking lot will be able to accommodate up to 66 spaces, Dvorak said.

The building will be on a 3.87-acre parcel west of the Porter Regional Hospital property on U.S. 6 in Liberty Twp. The 68 acres of developable property in Porter Business Park is owned by St. Andrews Development LLC.

Director of the Countyís Development and Stormwater Management Department Robert Thompson said the site plan had been favored in an informal review by the Departmentís Development Review Committee earlier in November. The plan meets the setbacks listed in the Countyís Unified Development Ordinance, Thompson said, and his staff will be doing inspections for storm water.

Business park developers were successful last spring in getting a rezoning for an Institutional district specifically for the assisted living and memory care center.

Thompson however told the Commission that the area of the business park where the building is situated -- Phase II -- has not had approval of secondary primary plat, which would be required for construction can begin.

County Planner Mitch Peters made the motion to approve the site plan contingent on secondary plat approval by the Department of Development and Stormwater Management.

Project Coordinator for Porter Business Park Patty Stovall said after the meeting that she has submitted the secondary plat and expects to start construction immediately after it is approved.

The timeframe for construction is 12 months, said The Argent Group.

Near the entrance of the business park zoned commercial, construction is progressing on a commercial strip plaza owned by Janis Development LLC.
