County Plan Commission to hear request for rezoning near Tanner Trace

The Porter County Plan Commission will hear a request at its meeting Wednesday to rezone about 10 acres of property located at 53 and 57 East U.S. Highway 6 in Liberty Twp. from Single-family Residential to Moderate Intensity Commercial.

The planners meet at 6:30 p.m. inside Room 205 of the County Administration Building, 155 Indiana Ave. in Valparaiso.

The petitioner in the request is owner Tooraj Torabi who told the Chesterton Tribune he is working with developers of the Duneland Group which will present the case to the Plan Commission.

A concept with the petition shows a building structure on the east side of the existing driveway with spaces for parking. Traffic would enter from U.S. 6, the plan shows.

Torabi did not say what the intended use of the property would be and has left the planning up to the developers. A representative from the Duneland Group did not return a call for comment.

The property is located on the east side of Tanner Trace subdivision whose residents have traditionally spoken out against commercial rezoning requests for several reasons such as increased traffic and what could happen if the property falls into hands of other developers once it is rezoned.

Torabi said he wishes to work with the residents on the concerns they have. “They are my neighbors. I will listen to what they have to say with an open mind,” he said.

Torabi said he attended a meeting hosted by the Woodville Foundation last month and took notes on the comments made by Tanner Trace residents. He said he gave the notes to the developers to see how they could resolve the issues.

“This will be something that is good for everybody in Tanner Trace,” said Torabi, who mentioned the zoning request is only for moderate intensity commercial as opposed to high intensity to fit in better with the neighborhood.

According to the County’s Unified Development Ordinance, permitted uses in a Moderate Commercial Zone include among other things an automobile gas station, bar/tavern, coffee shop, day care, delicatessen, general office, restaurant, art studio and tanning salon.

Also on the agenda, Red Fish Development will ask the planners to approve an extension of the primary plat for The Preserve Subdivision located on the southeast corner of CR 50 West and CR 1050 North in Liberty Twp.

In other cases, Bucher Development requests a secondary plat extension for Sagamore subdivision at the northeast corner of CR 350 West and CR 100 North in Union Twp.

Kyle Kinne of 562 West CR 700 South in Boone Twp. requests to rezone his property from Light Industrial District to Rural Residential District.
